Fire Door Inspections
We carry out comprehensive fire door inspections to ensure your fire doors comply with fire safety standards – and to verify they perform as intended in the case of emergencies.
As a business owner or residential property manager, it is your legal responsibility to ensure there are provisions to reduce the risk of fire spreading within your workplace or building. Having fully working and properly maintained fire doors is an integral part of this role.
How important are Fire Doors?
Fire doors are a crucial component of fire safety and protection in any property, as they slow down the spread of fire and smoke. In the case of an emergency, fire doors should provide occupants with additional time to evacuate a building and contact emergency services.
In fact, the Regulatory Reform (Fire Safety) Order 2005 states that fire doors are a legal requirement in all non-domestic properties, such as businesses, commercial buildings and public buildings, as well as in residential flats and houses of multiple occupancies.
Are Fire Door Inspections a legal requirement?
Yes. As part of the legal responsibility to mitigate fire risks within a building, the stipulation for regular fire door inspections is outlined extensively in the Regulatory Reform (Fire Safety) Order 2005 within Article 17, Article 18 and Article 24.
Why are Fire Door Inspections required?
Did you know that: During an inspection carried out by the Fire Door Inspection Scheme, it was revealed that:
- 76% of fire doors failed their tests and were deemed not fit for purpose
- 30% of doors were reportedly poorly installed and had issues such as excessive gaps around doors, poorly adjusted closers and issues with smoke sealing
- 57% of small-scale of doors need small-scale maintenance

Updates to legislation – January 2023
There are new legal requirements you need to be aware of…
As of the 23rd of January 2023, The Fire Safety (England) Regulations 2022 has made it a legal requirement for responsible persons of multi-occupied residential buildings in England, with storeys over 11 meters in height to:
- Undertake quarterly checks of all fire doors (including self-closing devices) in common parts of the building.
- Carry out annual inspections of all flat entrance doors that lead into a building’s common parts.
This has been introduced for a number of reasons, one of them being that in the case of the Grenfell Tower tragedy, the fire doors did not perform as they should have done to prevent smoke and gases from spreading – leading to the tragic death of over 70 residents.
